How A Sinkhole Actually Forms

Florida sits on a thick layer of limestone — karst bedrock — that is slowly soluble in slightly acidic water. A stair-step crack follows the mortar joints in a diagonal pattern rather than running straight. That pattern specifically indicates the foundation is settling unevenly, which is a hallmark of subsidence rather than ordinary settling cracks.

Doors and windows that stick or won't latch

When a foundation shifts, the frame around a door or window shifts with it, even by a small amount. If a door that used to close easily now needs force, or a window that used to slide freely is binding, the frame has moved.

Gaps between walls and ceilings, or walls and floors

A gap opening at the top or bottom of a wall — sometimes visible as a widening line where wall meets ceiling — means the structure is separating from a fixed point as one section settles differently than another.

Cracks in tile or slab flooring following a pattern

Isolated cracked tiles happen for lots of reasons. A pattern of cracks running in a line or radiating from one area is more consistent with the slab beneath flexing over an area of lost support.

Exterior Signs

Cracks in the exterior foundation or slab

Look at the visible foundation wall and any exposed slab edge. Cracks wider than about 1/4 inch, or cracks with a visible step where one side sits higher than the other, warrant a closer look — that height difference means the ground is moving, not just the concrete shrinking.

A patch of grass or plants dying while everything around it stays healthy can indicate a change in soil moisture or depth that's localized to a developing feature underground, rather than a watering or disease problem spread more evenly.

Cloudy or muddy water suddenly appearing in a pond or low spot after rain

Water finding a new underground path can carry sediment with it, showing up as turbidity in a spot where the water used to run clear.

A well that suddenly changes in water clarity or yield

Wells draw from the same aquifer system that karst dissolution affects. A sudden, unexplained change in a well's water is worth mentioning to whoever evaluates the property, alongside any surface signs.

What's Usually NOT A Sinkhole

I want to be direct about this because unnecessary sinkhole anxiety is genuinely common in Florida, and most of what triggers it isn't sinkhole-related at all.

  • Normal concrete shrinkage cracks — thin, hairline, no height difference, common in any slab as it cures
  • Seasonal settling in freshly disturbed or filled soil after landscaping or construction
  • Minor drywall cracks near doorways from a house's normal seasonal movement
  • Standing water after heavy rain in a yard with poor drainage or grading — not the same as a new depression forming

The distinguishing factor across nearly all of these: no displacement, no pattern, no progression over time. A crack that hasn't changed in six months of watching it is behaving very differently from one that widens noticeably month over month.

What To Do If You See These Signs

  • Document everything with dated photos — a phone photo taken today is your baseline for comparison in a month.
  • Note whether what you're seeing is a single isolated sign or several appearing together — multiple concurrent signs carry more weight than one alone.
  • Avoid parking heavy vehicles or running equipment near a suspected depression until it's been evaluated.
